Can I claim the room nights I lost while repairing guest damage?

Lost revenue is recoverable in principle and reduced in practice, and the reason is that it is the one component of a damage claim built on something that did not happen. Repair cost is evidenced by an invoice. A lost night is evidenced by an argument that a room you could not sell would have sold. Judges are appropriately sceptical of that argument, not because it is dishonest, but because most owners present it as a rate multiplied by a number of days with nothing establishing either figure. The claim improves enormously when both halves are documented independently.

Two records do most of the work. The first is the out-of-service log from your property system, showing the specific dates the room was blocked and the reason, which caps your claim at the genuine repair window rather than the time it took you to get around to it. The second is occupancy evidence for that same window, ideally the equivalent weeks in prior years, or better still a record of bookings you actually turned away. Then use a realistic achieved rate rather than the rack rate, because a judge who spots an inflated nightly figure will start doubting the repair invoice too. This is the section where overreach is most expensive.
